    Careful demolition and investigation

    We removed existing cabinets, counters and finishes down to the studs, keeping a controlled demolition approach to protect adjoining walls and finishes. As material came out we logged conditions, photographed the beam and joist areas for our structural engineer, and used moisture meters to check subfloor conditions before proceeding.

    Structural upgrades and framing for the new layout

    After an engineer-stamped drawing, we installed a doubled LVL beam to span the new open area and sistered existing joists where needed. Framing for the new island, pantry wall and openings was built with pressure-treated blocking at load points and fire-stop details at penetrations to align with local code practice.

    Mechanical rough-in: plumbing, gas and ventilation

    Plumbing was rerouted using PEX for hot and cold runs and ASME-compliant fittings where required; we installed a 3/4-inch cold supply for a future pot filler and upsized the waste line where the new island sink dictated a longer run. Gas piping was inspected and re-supported for the induction-ready range (electrical handled separately), while the 600 CFM range hood was ducted with rigid metal to the exterior with proper backdraft damper.

    Electrical upgrades and lighting design

    We upgraded the panel feed to add two new 20A kitchen circuits, a dedicated 40A circuit for the induction cooktop, and installed AFCI/GFCI-protected outlets per Ontario code. Recessed LED cans, under-cabinet strips and pendant fixtures over the island were dimmer-ready and zoned to give the family flexible task and ambient lighting.

    Cabinetry, counters and final finishes

    Custom-frame cabinets with plywood boxes and soft-close Blum hinges were paired with full-extension drawers and pull-out pantry fittings for maximum storage. We used a 30 mm quartz countertop at the perimeter and a slightly thicker, book-matched quartz island slab for durability; porcelain tile flooring with heated underlay was installed for winter comfort, mindful of seasonal scheduling to allow proper adhesive cure in cool Ontario weather.
